KB Home announced the opening of Sandstone at Tule Springs’ first phase on September 4, 2026. The nearly 300-acre master-planned community will include more than 1,500 homes across four collections, making it KB Home’s largest new Southern Nevada project in a decade.
The starting price you’ll see advertised is “from the $300,000s.” That’s true, but it’s only part of the story.

Here’s what buyers should actually know about Sandstone North Las Vegas before heading out to tour the models.

Sandstone is a new KB Home master-planned community within the larger Villages at Tule Springs area of North Las Vegas.
The community is near North 5th Street and the CC-215 Beltway, providing access to Interstate 15 and other parts of the Las Vegas Valley. It is also close to shopping and dining around Deer Springs, established communities such as Aliante, and Tule Springs Fossil Beds National Monument.

Landings and Reserves are open now. Meadows and Gardens are expected to open later.
This is where I would slow down before getting attached to the advertised “from the $300,000s” price.
Landings starts in the high $300,000s, with homes ranging from approximately 1,572 to 2,469 square feet. Reserves starts in the mid $400,000s, with larger homes ranging from approximately 1,644 to 3,066 square feet. Both collections offer floor plans with as many as five bedrooms.
The advertised starting price is real, but it represents the builder’s base price for the least-expensive available floor plan. It does not necessarily represent what most buyers will pay after making their selections.
A buyer’s final price can increase because of:
Homesite or lot premiums
Structural options
Design-center selections
Flooring, cabinets, countertops, and other finishes
Exterior elevation choices
Appliances
Backyard landscaping
Window coverings
HOA fees
Financing and closing costs
That is why I would never compare a new-construction base price directly with the asking price of a resale home without first breaking down what is included in each number.
According to Las Vegas REALTORS® housing data reported in September, the median price of an existing single-family home sold in Southern Nevada during August 2026 was $475,000.
That puts Sandstone’s advertised entry-level pricing below the broader Las Vegas Valley resale median.
That does not automatically make Sandstone the less-expensive option.
A resale home may already include landscaping, window coverings, appliances, upgraded flooring, ceiling fans, or a finished backyard. Those are items a new-construction buyer may have to purchase after closing.
What Sandstone does offer is another newer-home option for buyers who want to stay in North Las Vegas without immediately moving into a much higher price bracket.
Buyers can also compare Sandstone with current North Las Vegas homes for sale to see how the total new-construction cost stacks up against nearby resale properties.
Sandstone is planned to include more than 12 acres of parks, trails, and recreational space.
Planned amenities include:

That is a stronger amenity package than many smaller North Las Vegas subdivisions offer.
However, Sandstone is still in its early stages. Buyers should ask which amenities are completed and available today, which are under construction, and which are planned for a future phase.
That is an important distinction in any new community. A planned amenity is not the same as one you can use immediately after moving in.
The first phase includes two-story homes in Landings and a combination of one- and two-story homes in Reserves.
The floor plans feature many of the elements buyers currently expect from new construction, including:

A home that begins in the high $300,000s can end up at a very different final price after adding the homesite, flooring, cabinets, countertops, electrical options, and structural changes.
Do not compare Sandstone with other communities based only on starting prices or model-home appearances.

The interest rate, loan fees, purchase price, and total cash required at closing all need to be compared together.
This is the larger decision buyers should make before deciding whether Sandstone is the right community.

For buyers searching for new homes in North Las Vegas, Sandstone is definitely worth considering.
It is adding more than 1,500 planned homes to the area, with an advertised entry point below the broader Las Vegas Valley resale median. It also gives buyers another option alongside established areas such as Tule Springs, Aliante, and other communities across the north valley.
But the real story is not simply that 1,500 homes are coming.
The real question is whether a particular Sandstone home, after including the homesite, upgrades, HOA, financing, landscaping, and other costs, provides better value than the alternatives available at the same time.
That answer will be different for every buyer.
